XS Tennis has added to their growing development in Washington Park, landing two more permits from the city tow build two-flats near their soon-to-expand facility. Both permits show application dates of June 26, and both include reported costs of $1.2 million.

On December 16, a permit came through from the city for a three-story “apartment” building with a basement at 5410 South Dearborn Street. The following day, an identical permit was issued for 5408 South Dearborn. Both call for two residential units and two-car detached garages with rooftop decks. The homes will have open wood porches on the first and second stories, connected by stairways. The third levels will be topped by roof decks and pergolas, likely for the private use of the upper-unit residents.

AP Architects LLC of Northbrook is the architect of record, and, as their entity of Center Court Construction, XS Tennis is the general contractor. The two new buildings go next to 5412 South Dearborn, another identically-spec’d building permitted back in May. The city then served the same team a six-unit permit at 5400 South Dearborn in July.

Tenants will reside one block northwest of the Garfield Boulevard/State Street intersection, where CTA Route 29 and 55 make stops. The Garfield Red Line elevated train platform is just over a quarter-mile west at the Dan Ryan Expressway. The Route 55 bus can be used to connect to the Red Line, or it can be taken east half a mile to connect to the Garfield Green Line train.
