City Council Approves Residential Development At 930 West Huron Street

The Chicago City Council has approved plans for a residential development at 930 West Huron Street in River West. Sitting on the corner of North Sangamon Street near the viral grocery store Gangnam Market, the new structure will replace an existing three-story loft building most recently used as office space for various design firms.

The project is being led by developer BD Group, working with 360 Design Studio on the design. The structure will rise six stories and 77 feet in height. It will be anchored by a two-story parking garage spanning the basement level and ground floor, which will hold 29 vehicle spaces along with residential circulation.

The floors above will contain 35 residential units, consisting of five studios, 10 one-bedroom units, and 20 two-bedroom units. Of these, seven will be designated as affordable. As mentioned in our original article on the project, many of the units will feature internal bedrooms that utilize borrowed light. All units aside from the studios will also include private balconies.

Residents will have access to a shared rooftop deck with a small trellis. Although no renderings have been released, the building will be clad in a brick façade with stone details. Now that the project has been fully approved, the team will need to apply for building permits before moving forward. At this time, no construction timeline has been announced.

The occupants will have decided to live with the layout (I don’t really understand the no-window bedroom issue, I don’t spend much time gazing out of my bedroom window, especially at night, but that’s just me). However, innocent bystanders have to walk by what amounts to a walled parking lot at street level, with parking for all but six of the units. This particular intersection has some of the ugliest concrete hulks in the neighborhood clustered around it, so I guess this new building is not out of character with the neighborhood. NIMBY’s will rejoice over that.

  2. I have always wanted a nice River West neighborhood bar on that corner. Oh well, guess we’ll get parking lot walls.

  3. This site is less than a 10min walk from the Chicago Blue Line stop, so I’m a bit surprised it has so much parking. The building across the street has a large parking garage that leases to other buildings in the area. This corner is more residential, so no retail here is not surprising. You don’t see retail until you get to Chicago or Milwaukee.

  4. The new building is a welcome improvement to what is currently at that address. Increasing density in the River West area has been a long time coming.

  5. Frankly ridiculous parking ratio but whatever. Happy to know residents will be subsidizing the cost of unused spaces. As expected, the developer’s website shows they almost exclusively build neo-Hausmann Mansard roof slop.

  6. Existing building is a cool old vernacular building — shame to lose. I haven’t seen an all-common-brick facade like it many places. And the ornamentation made with the different brick courses is an elegantly efficient way to dress the volume (the courses dividing the levels have a cool saw-tooth bond). A shame to lose this to another old-timey simulacrum that 360 churns out…
