Issued to Broadview Solutions LLC on October 28, the permit shows an application date of 09/18/2025 and comes through with a reported cost of $986,000.

Details in the permit are scant, including only that there will be seven surface parking spaces and a masonry trash enclosure. The development is specified as an apartment building, so it is expected these will be rental units. Vari Architects is named as the architect of record, with MPI Contracting mentioned as the general contractor.

The subject parcel is currently vacant following the recent razing of a 1908-built frame single-family residence addressed as 2220 West Morse that was permitted for demolition in August 2023. Real estate records indicate the home sold to the developer the year previous for $375,000.

    Interesting, considering that the lot is 60’x150′ they could have built 9 units as of right. 4 duplex down units on the 1st & garden levels, 3 on the 2nd floor, & 2 on the 3rd if they wanted a variety of unit sizes, or 5 duplex down & 4 simplexes in total on the upper floors if they wanted a consistent ~1700 sf unit size.

    They might be assuming they can’t find that many tenants without a deeded parking space in this area, & there is demand for much larger units.
