Lourdes School Residential Expansion Approved By Plan Commission

Continuing the string of updates from this month’s Plan Commission meeting, the commission has approved the second phase of the residential redevelopment and expansion of the Lourdes School in Uptown. Located at 4641 North Ashland Avenue, this second phase will replace a vacant parking lot just north of the former schoolhouse.

Led by Honore Properties and designed by Kennedy Mann Architecture, the current plans for the five-story structure were revealed in September following community input on the previous façade treatment. The building will now be clad in a mix of red brick on the lower floors and dark metal panels on the upper levels, with the brick used to create inset detailing.

The ground floor will contain a small lobby, a handful of liner units, a bike room, and a large 33-vehicle parking garage accessed from Ashland. The upper floors will be U-shaped and will contain the remaining 78 residential units, consisting of five studios, 61 one-bedrooms, 10 two-bedrooms, and two three-bedroom layouts.

Of the total unit count, 16 will be designated as affordable. Although none of the units will include private balconies, residents will share a small rooftop lounge and an east-facing deck. The expansion will build upon the 42-unit conversion of the adjacent school and is expected to cost approximately $21 million. The development team hopes to break ground in mid to late 2026 and complete construction in the first quarter of 2028.
