Demolition Permit Will Allow 19 New Residential Units At 2724 North Lehmann Court In Lincoln Park

A demolition permit was issued on October 29 to tear down a three-story residential building at 2724 North Lehmann Court on the northern edge of Lincoln Park. That will clear the site for a new development from Contemporary Concepts.

The suddenly very busy block includes a residential conversion of The Inn at Lincoln Park at 601 West Diversey Parkway, and the proposed redevelopment of its parking lot next door at 607 West Diversey. Contemporary Concepts is also planning a renovation and addition to the Leon Hotel at 2701 North Clark Street. And one block south, work continues on The Maven at 537 West Drummond Place.

Real estate records indicate the property sold in June for $1.76 million. Brophy Excavation has been contracted to demolish the building, which was erected in 1908. A pending permit in the Chicago Data Portal dated August 22 calls for a five-story, 19-unit apartment building designed by Studio Dwell. A rooftop deck, trash enclosure, and fencing are the only details included so far.

Information on Contemporary Concepts’ website anticipates a summer 2026 opening for the new apartments.

    Best guess is 5 units per floor with only 4 on the top floor, with a rooftop deck on the rest of the 5th floor. Odd that there is no mention of retail, since this is a B3-5 zone & no residential is allowed on a ground floor without an exemption. I doubt they’d get a change to RM-5 since they would have 40% of the FAR & be limited to 12 units, maybe B2-5 to allow for ground floor residential. In which case maybe this is 4 units per floor with 3 on the ground floor.

    • Huh yeah that’s weird, you’d think they’d want to go by-right. Shame about the cool old 3 flat, but this is a good place for the extra density.

  4. Replacing 3 units with 19 units is a huge win. Love to see it.

    • Expanding from 3 units to 19 would be an even bigger win and probably result in a more unique looking structure. Hate to see viable buildings demolished when there are alternatives that still add more units.

  9. Where are all the new neighbors supposed to park?

    • People are more important than cars.

      This location has a ton of amenities, including three grocery stores, within easy walking distance.

      Bus stop is only a block-and-a-half away as well.
