Two Years After New Construction Permit, 4317 North Paulina Is Torn Down

More than 24 months after a new construction permit was issued to replace it, a 1905-built residence in Ravenswood has been reduced to rubble. Bricks to salvage and memories to cherish are all that remain at 4317 North Paulina Street ahead of redevelopment for eight new units on the site.

A demolition permit was issued for the greystone building on October 2. It named Builder Luxury of Willowbrook as the demo contractor, and they remained on site as of October 21 palletizing bricks for re-use, but the building was gone. In its place, a developer identified only as 4317 Paulina LLC of Kildeer, IL will erect a three-story plus basement structure designed by Hanna Architects.

Details of the permit include front balconies on all three levels, and a first-floor deck at the rear. A roof deck will top the third floor, but it is not specified if this will be shared space or for the private use of the top-floor residents.

The building will include two indoor parking spaces, with detached two-car and for-car garages erected at the rear of the property. The one-to-one parking ratio indicates these may be for-sale condos instead of rental apartments. The new construction permit, issued back in August 2023, had a reported cost of $2.280 million. Best Art Construction of Park Ridge is named as the general contractor. There have been no updated permits issued in the two+ years since the original permit came through.

Real estate records show the 120-year-old home was purchased by the LLC in December 2022 for $1.425 million. It is not clear when construction will begin for the new units, nor is there a known completion date.

  2. Please send emails to your alderperson regardless of ward to agitate for better historic protection provisions.

    • We need laws that incentivize preservation of existing buildings by allowing more units & more FAR if a historic building is preserved & the development occurs elsewhere on site, or at a nearby property.

      We need the new housing, & the most cost effective way to do that under the current code is to demolish less dense existing structures.

  3. It’s often profiteering suburbanites who buy and demo and put up schlock. I don’t think every old building needs preserving, but I want the replacement to have equal or higher aesthetic value.

  4. Disgusting. Period.
