First Construction Permits Issued For LeClaire Courts In Garfield Ridge

The first two buildings of the LeClaire Courts redevelopment in Garfield Ridge have received construction permits from the City of Chicago. The Habitat Company and Cabrera Capital Partners are co-developers with Solomon Cordwell Buenz behind the architectural planning. The permits designate The George Sollitt Construction Company of Wood Dale as the general contractor.

Located in Chicago’s 22nd Ward about a mile and a half north of Midway Airport, the first iteration of the LeClaire Courts public housing community was built in the 1950s and demolished in 2011. This phase of the redevelopment will fill the gap along the west side of Cicero Avenue between 44th and 45th Streets. The first permit, addressed as 4809 West 44th Street, was issued on October 16. It calls for a six-story building with 110 apartments and 134 surface parking spaces to be shared with the south tenants. There will also be spots for 40 bicycles.

On October 22, the second permit was issued for 4442 South Cicero Avenue. This too will be a six-story building, with 73 more dwelling units and another 40 bicycle spaces. Both buildings will contain resident amenities including community rooms, fitness centers, and laundry facilities. The south building, at 4442 South Cicero, will contain about 2,000 square feet of retail space, while the north building is expected to have a rooftop apiary. This permit cites a reported cost of $29.9 million, while the larger L-shaped north building has a reported cost of $468 million.

In total, the new LeClaire Courts development will deliver up to 700 new apartments. Ninety percent of them will be designated as affordable through income and rent restrictions accompanying the development’s various sources of public financial support, including the CHA, the Chicago Department of Housing, and the Illinois Housing Development Authority, with the remainder available as market-rate apartments.
