A developer has received permission to build a three-flat in Grand Boulevard next door to one they have already begun to erect. A permit was issued on September 18 for 4441 South Vincennes Avenue, allowing McBrearty Construction of Mount Greenwood to build a three-flat. The application was filed on August 26, and it is approved with a reported cost of $839,708.

The permit calls for a four-story, three-unit building by 360 Design Studio. There will be a rooftop deck and front balconies on the second and third floors. A detached three-car garage will be added behind the building. The permit says it will have a roof; perhaps the word “deck” was omitted, and it is to have a roof deck of its own.
McBrearty Construction will be their own general contractor, just as they are next door at 4443 South Vincennes. They received a permit to build a three-flat there in April of this year, and Street View images show work well underway. It is not known if the six total homes will be rental or for-sale units, nor when they will be available for occupancy.

Residents of 4441 South Vincennes Avenue will live within a two-block walk of Route 3 buses to the west at King Drive, Route 43 buses to the north at 43rd Street, and Route 47 buses to the south at 47th Street. The 43rd Green Line elevated platform is about four blocks northwest at 43rd Street between Prairie and Calumets Avenues.
