A residential two-flat has been permitted for construction by the city for the lot at 1118 West 19th Street in the Pilsen neighborhood. Eagle Capital Projects LLC filed the application to build on February 17 of this year, and it came through on August 26 with a reported cost of $500,000.

The permit names Katherine Darnstadt as the architect of record. Few details are mentioned in regards to the coming building, though the permit does specify that there will be new interior and exterior walls, new lighting, electrical, and mechanical systems, and a rear stairs. Many of those features are expected in most new residential construction projects. Eagle Capital Projects will act as their own general contractor.

There will not be a garage with the new construction. There is no alley at the rear of the property for garage access, which the adjacent home at 1122 West 19th dealt with by building its garage in front of the residential structure, thereby adding a curb cut to 19th Street.

To clear space for the new homes, a demolition permit was issued on March 17 for the frame residence at 1120 West 19th. Dunleavy Construction Company was named as the demo contractor, at a reported cost of $35,000.

Nearby transit options include the CTA’s Route 18 bus one block north at 18th Street, and Route 21 three blocks south at Cermak Road. The 18th Pink Line elevated platform is about six blocks west, and can be reached using the Route 18 bus as a connection. The Halsted BNSF Metra station is about five blocks northeast.
