A permit was issued by the city on the final day of July to build an eight-unit residential building at 6659 South Greenwood Avenue in Woodlawn. The permit had been pending since its application in December 2023, eventually coming through 19 months later with a reported cost of $490,000. The new development replaces a vacant lot on the northeast corner of Greenwood and 67th Street.

The permit names 3MS Community Opportunity For Growth LLC as the project’s developer, with Guider Group LLC listed as architect of record. The Google image above shows a completed building they designed just two blocks east on South Minerva Avenue. DTA Group of Arlington Heights is designated as the general contractor.

This will be a four-story, eight-unit residence with an eight-car garage. There will be rooftop decks on the residential and garage portions of the building. Two variations were approved by the Zoning Board of Appeals in June. One reduced the front setback in half from the required 15 feet, and the other relocated 320 square feet of rear yard to the roof of the garage.

6659 South Greenwood is across the street from Oak Woods Cemetery. Residents will find stops for CTA Route 67, 95, and N5 buses on their same street corner. Route 4 and X4 buses make stops five blocks west on Cottage Grove Avenue. The 63rd Metra station and access to its Metra Electric and South Shore lines is about three-quarters of a mile to the northeast.

  2. It’s quite insane the amount of infill we’ve seen in Woodlawn over the last 5 or so years. Also, it looks like we’ll have quite some interesting brickwork based on that elevation drawing
