Three single-family residences by two different developers are underway on the 2200 block of North Southport Avenue in the Lincoln Park neighborhood. Our coverage began with the curious case of a renumbered home and its demolition permit back in April. Now that lot has been filled, and the two to the immediate north have foundations.

2222  North Southport

2222 North Southport, the home formerly known as 2226, received a demolition permit on April 9th, two days after a new construction permit was issued for the site. It will be a two-story plus basement SFR with a detached two-car garage at the alley. The home, which sits next to a pickleball court and playground at Clover Park, has topped out. 2 X 4 N Southport LLC is the developer, with Hanna Architects as the design firm and Leinstar Construction as the general contractor. The reported cost of this permit is $917,000.

2226 North Southport

2226 North Southport had been a vacant side yard, and is not to be confused with the building that was demolished at 2222 that was previously addressed as 2226. It will also be a two-story plus basement, single-family home with a two-car garage. J&L Builders LLC is the developer and general contractor, with Michael Cox & Associates as the architect of record. Permission to begin construction was granted on June 2 after the application was filed on the last day of March, and it comes with a reported cost of $650,000.

2228 North Southport

2228 North Southport features the same team as 2226, but only after an express permit was issued on June 9th assigning J&L Construction as the general contractor. It too is a SFR with two stories and a basement, with a two-car garage at the alley. It replaces a three-story multi-unit residential building from the late 1890s that J& L purchased in 2024 for $1.6 million.  They received a demolition permit for it on April 29. As is 2226, it is in the foundation stage of progress. Its construction permit also came through on June 2, with the identical reported cost of $650,000.

  1. It’s really too bad 2228 N Southport couldn’t be saved/rehabbed. Looked very worth saving.

    I’m perhaps equally disappointed that Leinstar decided to cheap out and go with siding for the rear 3/4’s…just a shame. They couldn’t even have the decency to at least use common brick!?

  2. More basic homes from developers who wouldn’t know architecture if it was standing in from of them. Too bad those homes couldn’t be saved.

  3. More snooze box architecture. Blech. When will developers realize that saving architectural history is a draw to an area?
