A new construction permit was issued by the City of Chicago on April 7th to build a single-family home at 2222 North Southport Avenue in Lincoln Park. The entity of “2 x 4 N Southport LLC” is the recipient of the granted permission, allowing them to erect a two-story with basement home next to Clover Park. The application for the permit is dated April 4, an incredibly fast turnaround, and the reported cost is $910,000.

Hanna Architects is named as the architect of record. Architectural details include roof decks atop both the residence and a detached two-car garage at the back of the lot, with pergolas added to each rooftop space. There will be a terrace on the back of the home on the first floor. Leinster Construction Inc is named as the general contractor.

A demolition permit was issued to the address of 2226 North Southport on April 9th. That might seem unrelated, but the two permits appear to be issued to the same property. A Google Street View search for 2226 North Southport shows a two-story frame residence, light blue in color, between the pocket park to its south and an empty lot to its north. The address of 2226 is clearly visible in images. However, an in-person visit shows the numbering was changed on the same light-blue home, with 2222 replacing 2226. The fourth digit “2” is slightly off kilter from the other three digits, and “2222” is scrawled in marker on the door beneath it. Since the same entity of “2 x 4 N Southport LLC” is named in the demo permit as the building’s owner, it would stand to reason that we’re talking about the same house.

Coincidentally, there are pending construction permits in the Chicago Data Portal to build single-family residences at 2226 and 2228 North Southport. Construction fencing surrounds all three lots, with 2226 seemingly assigned to the empty lot, and 2228 indicating a three-story masonry building, now boarded up, that must be nearing a date with the wrecking ball. Those two pending permits were issued to the same developer, but not the developer of 2222 North Southport. Different owner, different general contractor, and different architect are involved in those two. Which means we can expect to see a new construction permit issued for 2226 North Southport that will have nothing to do with the 2226 North Southport demolition permit.
