The Chicago Plan Commission has approved plans for the mixed-use expansion of the XS Tennis and Education Foundation campus in Washington Park. Located at 5301 South State Street, the proposal will replace a large vacant lot at the corner of East 53rd Street, across from the existing tennis village.

The project is being led by the foundation in partnership with Center Court Development LLC, working alongside local firm SEEK Design + Architecture. Plans call for two buildings on the nearly block-long site. These structures will share a central drop-off loop and a small landscaped plaza, with a sidewalk leading to parking lots at the rear.

The northern building, located at the street corner, will be a six-story, 75-foot-tall Hyatt Studios hotel with 125 rooms. It will feature a corner retail space, fitness room, laundry room, indoor pool, multipurpose room, and a small rooftop deck on the second floor. Aimed at both short- and extended-stay guests, the hotel will also offer access to a 45-vehicle parking lot.

To the south, the five-story, 64-foot-tall XS Tennis Residences will contain 51 units—22 one-bedroom and 29 two-bedroom layouts—all designated as affordable housing. The building will include a large café, lounge, outdoor deck, and a four-court indoor pickleball center. A 24-space parking lot will be located at the rear.

Clad in a mix of white brick and metal panels with copper accents, the buildings will feature small setbacks and incorporate native landscaping in the green spaces. The hotel is expected to cost $25 million, while the residences will cost $16 million. A project timeline has not yet been announced, as it still requires final approval from the city.

Who are the projected hotel clients who will stay at 53rd and State? Tennis students? U of C parents?
Tennis students, their parents, coaches, talent scouts, guests, and tennis fans primarily! But then, yes, University of Chicago students’ parents and others.
There are three WTA events held at this location: 2 from the 250 series – Chicago Women’s (August), Open Chicago Fall Tennis Classic (October), and one from the 125 series – Oracle Challenger Series (July).
Additionally, there will be lots of junior tennis tournaments and other various competitions and events throughout the year.
This should keep the hotel packed and bring more developments, investments, and opportunities to the South Side!
Forgot to mention – there is also a men’s tournament in the first week of August called the Chicago Men’s Challenger.

It’s great to see Washington Park with investments coming in. UChicago is building a clinical lab that will have 550 jobs next to the Green Line stop as well as a learning center from Malcom X College that will have retail and 40 additional jobs.
Plans on the developer’s website for this project also shows the center being expanded and housing on the nearly vacant blocks to the southwest.
It will take visionaries like Kamau Murray and the support of corporate/non-profit collaboration to invest in the southside. This is a majorly impressive project. Hats off to fellow Whitney Young alumni!
