A demolition permit has been issued to tear down the original Redhot Ranch grill at 2072 North Western Avenue in the northwest side’s Logan Square neighborhood. B & K 1 Concrete will handle the removal, with the permit citing a reported demolition cost of $8,240.

A March 2020 profile from Eater Chicago announced the closing of this Redhot location and its move two blocks away to Armitage Avenue. A former used tire shop at 2449 West Armitage was renovated for the new hot dog stand beneath the passing Blue Line elevated tracks.

Panoptic Group has a pending permit in the Chicago Data Portal since April 23 to redevelopment the Western Avenue site with a four-story, nine-unit residential building. Designed by Hanna Architects, the project will feature ground-floor retail space with nine indoor parking spaces. Balconies will adorn the dwelling units on the three upper levels, while a roof deck, stair enclosure, and elevator overrun will be included above the top floor. A second outdoor deck will sit atop the part of the garage.

The development site is located on the southwest corner of Western Avenue and Charleston Street, placing it within a two-block walk of the CTA’s Route 49, 56, and 73 bus stops. The Western Blue Line elevated train platform is about a quarter mile straight south.

    I’m glad they refreshed their new spot. Before, it looked tired.

  2. Only 9 friggin units on that plot?! this city is cooked

    • Does nine seem low? Sure. But it’s unrealistic to expect every development to achieve the maximum possible number of units. There are just too many variables at play for any given developer, plot of land, neighborhood, etc.

    • Yes 9 units is bellow the affordable unit requirements

  3. I’m typically a hardcore yimby who wants more density – but I believe in historic preservation when it comes to anything RHR related

  5. Love the infill but Panoptic and Hanna are a nightmarish paring. I don’t expect much in the realm of curb appeal!
