A rendering has been revealed for the upcoming mixed-use development at 450 North Morgan Street in West Town. Located at the corner of West Hubbard Street, the project was announced earlier this year and is being developed by an LLC composed of Shapack Partners and Bill Williams, founder of KMW Communities.

Designed by local firm Eckenhoff Saunders, the seven-story structure will occupy the entirety of the 13,700-square-foot site. The ground floor will feature a small retail space at the main street corner, a large residential lobby and amenity space along Hubbard, and a 20-vehicle parking garage at the rear, accessed from the side alley and Morgan Street.

The 79-foot-tall structure will contain 79 residential units on the upper floors, most likely consisting of studios, one-bedroom, and two-bedroom layouts. Of these, 16 will be designated as affordable. A large rooftop deck will be built atop the parking garage, as well as on the top floor; these will be private and accessible only to the units connected to them.

The bottom four floors of the building will be clad in brick with black-framed windows, while the upper levels will be slightly set back and clad in dark metal panels. The project has already received zoning approval and can now move forward with permitting as needed. At this time, no construction timeline has been announced.

    450 N Morgan with the front door on… Hubbard. That won’t confuse Uber/Delivery drivers. The city needs to have a law that the address is where the front door is.

      • Modern problems call for… sometimes the most ludicrous of “solutions”.

        Sometimes we get so smart as a society that we start going backwards. Nothing quite tops the cake than Vegas’s Tesla taxi tunnel of congestion—such innovation. Much wow!

        • It’s not a priority, it’s just common sense to have an entrance that is obvious to everyone and anyone. There’s a new build by me where the entrance is discretely hidden in the side breezeway. I constantly see guests, delviery drivers, new mail carriers ets staring in confusion at an entrance-less building.

          • This sounds like a cherry pick and not related to the original comment.

            So your issue is with the architecture and not the placement of entrance, in regards to street address?

            The street address complaint is straight out silly because it means an individual HAS to use their damn eyes and look for a door. Cities could implement no-stop zones if the car drop-off is that much of an issue. (probably isn’t)

            I would like to see less simplification of ground floors and annunciate front doors more with some good design and details, but this project isn’t hiding its front or trying to disguise where to enter. If you’re dropping off food and you enter the new store off Morgan instead of Hubbard, leave a note for your delivery, read the door number when delivering, or do basically anything we’ve done as humans for the past several centuries of existence.

            Damn, we’ve gotten so lazy is the age of technology.

      Steve, I’m with you on this one. Chicago is pretty safe now and I have no problem digging into the more “picayune” matters such as this. I’ve written to my alderman several times about this exact same issue. His only reply is to remind me of the restraining orders his office has filed against me. When is this town gonna wake up?

    If it takes anyone longer than 12 seconds to figure out that the door around the corner is the same building, they shouldn’t be in the delivery business. There’s your law.
