The City of Chicago has permitted construction of a three-story plus basement, three-unit residential building at 2856 South Emerald Avenue in Bridgeport. Located one block east of Palmisano Park, the parcel is currently improved by a two-story frame residence that will require a demolition permit. That home’s owner applied for the construction permit on March 13 of this year, and received permission to build on July 8. The permit cites a reported cost of $350,000.

Neither surface parking nor a garage is mentioned on the new permit, although a concrete pad is used for parking at the current residence. The only detail included for the new build is a metal porch deck, and while not specified, it is assumed those decks will be at all three levels at the rear of the building. Edward Yung of Palatine is listed as the architect of record, and Sunergy Builder Inc of Rolling Meadows is designated as the general contractor.

Real estate records show the property owner purchased the home in June 2024 for $277,000. Redfin’s listing described it as a two-unit rental building, with a front unit and a rear unit. Only the front unit was occupied at the time of the listing.

  1. My Neighborhood! Great density within the area, with the occasional single-family house which is acceptable considering the diversity of the types of housing within the neighborhood. Awesome to see this type of development being built
