The Resurrection Project received four more construction permits on June 2 to build single-family homes in Back of the Yards. Including the six projects permitted last month, that brings the total to ten new homes in this neighborhood of the New City Community Area approved over the past five weeks.

An eleventh permit was issued, for 5039 South May Street, on June 4.

Two of these four permits were filed in January of this year, while one dates back to November 2024 and one filing is dated in February. They are all to be two-story structures without basements, but no other details are included in the permit language. Each home comes with a reported construction cost of $300,000. Deon Lucas of Beehyyve is the architect of record, with Toro Construction Corp of Orland Park named as the general contractor.

The Resurrection Project has at least two more pending permits active in the Chicago Data Portal, both on the same two blocks as the most recent four. One is slated for 5041 South Aberdeen Street, and the other will be built at 4952 South Loomis.

No surface parking or garage spaces are mentioned in any of the permits for the new homes, but the properties are well located for CTA bus travel. North-south Route 44 buses are within a two-block walk at Racine Avenue, as are east-west buses to the south along 51st Street. To the north, a three-block walk to 47th Street leads to Route 47 buses, which can be used to connect with Red and Green Line trains in Bronzeville.

  1. SFH’s being built in 2025 lmao. Don’t even know why these things are in the zoning code anymore. The lowest density Chicago should be building is a 2 flat, and thats the lowest.
    Glad the vacant land is getting filled in I guess?

    • That’s silly. Chicago has a huge supply of empty land. Best to fill it. Let people build what they want. Come back and talk to me about banning SFH when we’re showing signs of filling up. But let me give you a hint: that’s not likely going to happen in your lifetime or mine.

  2. To have a diverse city we need diverse housing, which includes single family homes. Not every homeowner wants to be a landlord or work with an HOA. A better tactic might be trying to preserve existing 2-4 flats that are being converted into/replaced by single family homes.

    • AND this particular area is not near transit other than bus lines which do not go downtown. If there are gonna be sfh’s in the city, better here than in Lincoln Park or Lakeview. From a TOD perspective.
