A pair of low-rise residential buildings are progressing at 2351 and 2355 West Flournoy Street in the Near West Side’s Tri-Taylor neighborhood. Though they were permitted separately, the two buildings have identical specifications as four-story plus basement structures with eight dwelling units apiece. 2351 West Flournoy was permitted first, on January 13th, with 2355 West Flournoy following nine weeks later on March 19. Both applications were filed back in 2022.

Permits call for roof decks and stair enclosures atop each structure, with north-facing balconies looking out over Claremont Park across Flournoy Street. There will be four parking spaces on the first floor of each building accessed from the north-south alley off Flournoy. Hanna Architects is the architect of record.

As of May 25, 2355 West Flournoy has topped out at its full four stories. The exterior brickwork looks complete, but none of the windows have been installed yet. Next door to its east, 2351 West Flournoy progress is at ground level.

On March 26, express permits for each building were issued, reassigning the developer as 701 Western Property, LLC, an entity registered in Blue Island, IL. The original property owner was listed as 2037 N Kenneth Inc. TM1 Construction of Burbank, IL is the general contractor. Each building comes with a reported construction cost of $1.95 million.

2351 West Flournoy is within a three-block walk of the Western Blue Line platform at the Eisenhower Expressway. Just a block north of home, at Western Avenue and Harrison Street, residents will find stops for the CTA’s Route 7, 49, and X49 buses. Straight south on Western Avenue about a mile is the Western Avenue Metra station and its BNSF trains.
