A pair of condominiums are nearing completion at 1506 West Henderson Street in the Lake View neighborhood. The homes replace an 1897-built structure and its adjoining coach house that were permitted for demolition in August of last year. Real estate records show that property was sold to the developer, V & M Development, for $929,000 last year.

V & M is also the general contractor for the new build. They got started on foundation work in September, and a site visit in early April shows the three-story, two-unit building close to its debut. The two condominiums, one a duplex-down to include the basement level, and the other a penthouse condo, are both under contract, according to the developer”s website. 360 Design Studio is the architect of record per the new construction permit, which was issued in July.

A detached garage off the alley with one parking space for each condo is part of the development, and residents will have easy access to CTA transit via a one-block walk west to Ashland Avenue and Route 9 buses. For east-west travel, the Route 77 bus runs three blocks south on Belmont Avenue. Both the Paulina and Southport Brown Line platforms are within three blocks to the northwest and the northeast, respectively.

Do my eyes deceive me or did they really replace a load bearing masonry building with wood frame construction without even adding more units? Downgrade.
Completely agree with SH. What a shame to destroy the solid brick building that sits perfectly within its environment. The replacement is meh.
I agree, they should hav torn down the non-descript frame structure next store and left the solid and beautiful brick two flat.
I get what you mean, and I know I’m oversimplifying, but you can only tear down what you were able to purchase for redevelopment. The brick building was available; the nondescript one next door wasn’t. Maybe it could be, for the right price.
