Residential Development Proposed At 1606 S Wolcott Avenue In Lower West Side

Plans have been unveiled for a new residential development at 1606 S Wolcott Avenue in the Lower West Side. Located just north of the intersection with W 17th Street, near Harrison Park, the project will replace a large vacant lot currently used for storage. The site is also bordered to the north by the expansive Union Pacific rail yard.

The proposed building will rise five stories and is being designed by local architect Andrew Wang, although the developer has not yet been identified. The structure will occupy the southern portion of the site, while the northern half, adjacent to the rail yard, will be transformed into a small park featuring a large courtyard, green space, and newly planted trees.

On the ground floor, the development will include 27 uncovered parking spaces accessible from the side alley. Additionally it will include a small lobby on Wolcott, a lounge, a large open amenity space, a fitness center, and a bike storage room. The upper floors will house 100 residential units arranged around two atriums, which will be accessible to residents on the second floor.

The unit mix will consist of eight studios, 44 one-bedrooms, 44 two-bedrooms, and four three-bedrooms. Of the total, 20 units will be designated as affordable. The building will feature a brick exterior with metal panel accents.

The development team has submitted a zoning application and will require city approval before construction can begin. At this time, no construction timeline has been announced.

  1. Love to parking ratio. Glad to see something come out this area. 100 units is exactly what we need for these small-mid size developments

  2. Looking at Google Maps street view, there was a very old brick structure next door. Was curious to know how old it was and look it up, but seeing it in 3D view, it’s now just a piece of history. A new, denser white brick building has taken its place.
