Construction Permit Issued At 2847 North Damen In North Center As Demolition Awaits

A three-flat has been permitted for construction at 2847 North Damen Avenue in North Center, as the existing home on the site awaits its demolition. Issued to 2847 N Damen LLC, an entity registered in Riverwoods, IL, an application was filed on January 13 and it was approved on April 17. The permit shows a reported construction cost of $1.23 million.

Design plans by Hanna Architects call for a three-story structure plus basement, containing three dwelling units. There will be a rooftop deck with a stair enclosure, and decks at the rear of all three floors will be connected by a stairway. The permit calls for a three-space carport instead of a garage, but it is to be topped by a roof deck of its own. Tuckpointing Masonry Systems, Inc is named as the general contractor.

A demolition permit for the existing home, which is still standing, was issued on January 14. That was two months before real estate records show the actual sale of the property to the LLC, which occurred in March. The sale price is not available. DemoX has been contracted to tear down the home. Reportedly built in the late 1890s, it appears to have had extensive remodeling done to the exterior.

Residents of 2847 North Damen Avenue will live five doors from access to the CTA’s Route 50 bus, which has stops at the corner with George Street. Route 76 buses are available a block south at the six-point Damen/Diversey/Clybourn intersection. The Paulina Brown Line platform provides the closest elevated train access, but taking the 76 bus to the Diversey Brown/Purple Line platform, almost a mile and a half away to the east, cuts down on walking time.
