A demolition permit has been issued for the single-story masonry building spanning 3244 to 3250 West Bryn Mawr Avenue in North Park. Designated a historic building by the city, the structure was released from the Demolition Delay Hold List on March 27. It appeared on the list two previous times, having been released in April 2020 and May 2023. The demolition permit stipulates that the entire front façade is to be saved.

The Demolition Delay Hold List names Builder Luxury as the owner and developer of a four-story, 30-unit residential development that will replace the historic building. Hanna Architects is listed as the architect of record in a new construction permit that is still pending in the Chicago Data Portal, and they’ve incorporated the façade into the new structure. D.O.M. Properties Investment is named as the general contractor.

The pending permit calls for 27 parking stalls on the ground floor, along with retail space. The roof will hold an outdoor deck, stair enclosures, and the elevator overrun. Many of the apartments will have additional outdoor space via private balconies on all three residential levels.

3244 West Bryn Mawr is a three-block walk from transit service via the CTA’s Route 82 bus at Kimball Avenue. For east-west travel, the Route 92 bus runs along Foster Avenue, about four blocks south. The Route 82 bus can be used to connect with the Kimball Brown Line platform just over one mile to the south.

    Is it me or does Hanna Architects seem to be designing every building under 5 stories in the city? They must charge next to nothing for their services or something.

    • I always think the exact same thing. I think he’s using cheap rendering software at cut-rate costs. And it certainly shows. Thank god they’re saving this facade because the building above is hideous.

    • I have heard that they have a number of “stock” designs, which has allowed them to be very economical. In a way, this is a return to the traditional way Chicago was built. There are a lot of identical bungalows, two-flats, and courtyard apartments in Chicago. They have Hanna has enabled a lot of new housing in Chicago – something YIMBY’s should support.

      • Oh honey, nice try, but I don’t support a company that tears down historical homes for copy/paste low-density buildings of questionable quality. Bungalows and 3-flats are beautiful, often with carved stone and brick facades. It’s a litttttleee insulting to compare them to Hanna. I am not a density-at-any-cost person, Chicago is supposed to be a beautiful city
