A foundation is being dug out, and piles have been driven into the ground, for the new residential development at 4529 North Western Avenue in Lincoln Square. Two structures with dwelling units and commercial spaces at 4529 and 4531 were demolished in October of last year to clear the site for the project. Western Front LLC, an entity registered in Buffalo Grove, is the developer.

An application for new construction was filed in January 2024 and the permit was issued on August 20, showing a reported construction cost of $17.7 million, seemingly a big number for eight units. The site sat idle all winter, and is only now seeing action again after an excavator was moved back onto the site in March to tear out some remaining concrete and get started on the new foundation.

Designed by Hanna Architects, the four-story, eight-unit building will include a basement, where eight indoor parking spaces will be located. A roof deck will sit atop the garage portion of the basement, with levels one through four each getting their own outdoor decks. An additional rooftop deck will crown the fourth floor. New Homes Inc of Lincolnshire is the general contractor.

4529 North Western Avenue is less than two blocks south of the Western Brown Line elevated train platform, where commuters can also find stops for the CTA’s Route 11, 49, X49, and 49B buses. Another two blocks north of that is Lawrence Avenue, where Route 81 buses run east-west. The Route 81 eastbound bus can be used to connect with UP-N trains at the Ravenswood Metra station, about one mile northeast of where the new homes are being built.

4529 North Western joins many other new residential units coming online along Western Avenue in Lincoln Square, including 63 affordable units at The Canvas at Leland Plaza, which welcomed its first residents in January, and an eight-unit building at 4454 North Western, which has progressed to its third floor. A permit for 74 units at 4640 North Western is still pending in the Chicago Data Portal.

Well as I said before, there’s numbers and and there’s ability to read and interpret numbers according. So does one think that this construction really cost $17.7M for for an 8 unit? Common sense says it wouldn’t even be $7M.
