Demolition Permit For 1735 West Grand In West Town Signals Progress Toward 32-Unit Apartment Building

A demolition permit has been issued for a modest single-story residence at 1735 West Grand Avenue in West Town. That tear down could mean construction is imminent for a 32-unit apartment building planned for the lot spanning 1735 through 1747. Two buildings that were home to the AmTab manufacturing Company next door were permitted for demolition in August 2017. Those lots have been vacant since demo work was completed.

B & K Concrete is named as the demolition contractor, with a reported cost of $2,600. Panoptic Group has a pending permit in the Chicago Data Portal at the same address, calling for a five-story building with retail space a 22-space parking garage on the first floor. They will also be the general contractor for the new build, designed by Hanna Architects.

Real estate records show the home at 1735 West Grand sold early this year for $450,000. It had previously changed hands in 2022, when another LLC purchased the property. With the site’s third and final building now permitted for razing, it is anticipated that the new construction permit will be issued soon.
