Zoning has been initially approved for the residential development at 2606 S Peoria Street in Bridgeport. Sitting on the corner with W27th Street and bound by the Stevensons Expressway to the north, news on the proposal broke just under a month ago which we covered here. Efforts for the project are being led by local developer Henry Tran.

The peculiar wedge-shaped lot is currently vacant and sits just two blocks from the entrance to popular Palmisano Park. With the neighborhood quickly growing, the building will fill in one of the few open plots in the area. Local firm Vari Architects was brought on to work on the design of the structure.

Given its location two blocks from Halsted, the building will not contain any ground-floor retail space, however it will hold a 26-vehicle parking garage and small entry lobby. The floors above will contain 29 residential units made up of two one-bedrooms, 17 two-bedrooms, and 10 three-bedroom layouts. Six of the total units will be considered affordable.

Similar to the upcoming hotel in Lake View, 2606 Peoria also received approval from the Committee on Zoning this week. This leaves City Council as the last remaining review prior to being able to pull permits. At the moment no construction timeline is known nor do we know the future building’s exterior materials.

Why did they even bother to pay an architect for that 1st grader art project?
I was going to clap back about being critical of a preliminary drawing. But then I saw the architect of record. Vari has desigined three featureless brick box apartment buildings on Devon Ave at the border of Edgewater and Rogers Park. So you’re probably right!
It’s just sad that they went to school to produce this.
