The second of two construction permits has been issued by the City of Chicago for a pair of four-story, eight-unit residential buildings in the Tri-Taylor neighborhood. The first permit, addressed as 2351 West Flournoy Street, was permitted for construction on January 13. The later one, for 2355 West Flournoy Street, came through on March 19. Both permit applications show filing dates of December 21, 2022, with a reported cost just under $2 million.

A building on the southeast corner of Flournoy Street and Western Avenue was permitted for demolition on the final day of 2024; that will be the footprint of 2355 West Flournoy, and 2351 will sit next door on what was formerly a surface parking lot behind the demolished structure. For both buildings, the developer is 2037 N Kenneth LLC, with TM1 Construction as the general contractor.

Like its neighbor, 2355 West Flournoy will be four stories plus a basement, and contain eight dwelling units. Designed by Hanna Architects, there will be a roof deck and a stair enclosure atop the fourth floor, as well as front balconies on all four levels. The first floor will include four parking spaces.

2351 West Flournoy is within a three-block walk of the Western Blue Line platform at the Eisenhower Expressway. Just a block north of home, at Western Avenue and Harrison Street, residents will find stops for the CTA’s Route 7, 49, and X49 buses. Straight south on Western Avenue about a mile is the Western Avenue Metra station and its BNSF trains.
