Dunkin Demo Permit Clears The Way For New Restaurant In West Ridge

A demolition permit has been issued for the Dunkin at 6254 North Western Avenue in West Ridge. That permit will allow construction to begin for a new restaurant that was permitted back in October of last year.

The site is located on the southwest corner of Western and Rosemont Avenues. The permit calls for a one-story, single-tenant eatery with a drive-thru lane. The Dunkin business being demolished has a curb cut for entry and exit on both streets, but it isn’t known if the new establishment will include both cuts. Two owners are listed as developers; one is Platinum Coffee, Inc., which may give a strong indication of the type of restaurant being built. The other owner is an entity registered in Massachusetts.

Master Guys Demolition of Orland Park is named in the demolition permit as the demo contractor, at an estimated cost of $25,000. The new construction permit shows PKS Construction of Elk Grove Village as the general contractor, with an estimated build cost of $1.2 million. There don’t seem to be any records of the parcel of land being sold recently.

While the drive-thru lane accommodates patrons in cars, transit users will be able to hop off and on the Route 49B CTA bus, which has northbound and southbound stops at the corner of Western and Rosemont. The Route 155 bus travels east-west one block north, at Western and Devon Avenue.

    quick google says that Platinum Coffee Inc is the current owner Doing Business As (DBA) Dunkin at this one site. My guess we are going to see a new Dunkin with drive thru.

    I wish there was a little more thought put into the design of these Dunkins. I can think of three off the top of my head (N. Broadway in Edgerwater, N. Clark in Edgewater and N. Ashland in Lakeview) where the presence of the drive thru window just inside of the parking lot entrance backs up traffic onto the busy streets at rush hour. If there’s going to be a line for Dunkin’, it should be contain within their parking lots, not flowing out into the streets.
