Work Commences On Next Residential Phase Of Ogden Commons As Funding Is Secured

Funding has been secured for the second residential phase of the Ogden Commons development in North Lawndale. Located at 1312 S Talman Avenue, this would join the first residential phase directly behind it as well as the development’s first structure along W Ogden Avenue.

All three buildings are just part of the greater Ogden Commons redevelopment of the former Ogden Courts public housing complex owned by the CHA. In collaboration with the CHA, local developer The Habitat Company is leading the overall $200 million project that will bring a total of 120,000 square-feet of commercial space and 350 mixed-income residences.

Completed Phases

Construction on the first two buildings within Ogden Commons started over five years ago. The first building at 2650 W Ogden Avenue was completed in 2021 with 45,000 square-feet of commercial space occupied by Sinai Chicago’s Community Care and Surgery Center, as well as various retail spots including a Wintrust Bank outpost.

The second structure is the aforementioned residential building at 1325 S Washtenaw Avenue just north of the first building. The large L-shaped building was completed summer 2024 with 92-units of which 90-percent are considered affordable with 37 of them being CHA units as well. This building has now been fully leased out.

With the success of the first two buildings, the team has now secured funding for the aforementioned next phase. Located directly behind the first and sharing a 56-space parking lot and outdoor spaces like a play lot. The building will also include similar amenities like a fitness room, lounge, shared laundry, and social services offices.

Inside the rest of the three-story building will be 75-units made up of 10-studios, 52 one-bedroom, 10 two-bedroom, and three three-bedroom units. Of these, 76-percent will be considered affordable and 30 will be CHA units.

A ceremonial groundbreaking was held for the $38 million structure last year, with groundwork now underway as the developer finalized a 75-year lease on the land. Funding is made up of TIF funds, Low Income Housing Tax Credits, and a capital loan among others. Vertical construction should commence soon and be completed by the second quarter of 2026.

Future Phases

The next phase of the project will include a variety of townhomes and multi-flat units, these would have larger floor plans designed for families. Habitat expects to break ground on these soon after the second building is completed in the second half of 2026 or start of 2027. Eventually additional commercial and residential buildings will rise on the site.
