A new construction permit was issued on February 14 for the property at 1801 West Grace Street in North Center, allowing a five-story, 62-unit residential building to get underway. Led by a North Carolina LLC as developer, the new homes will be nestled between the L and Metra tracks on the south side of Grace Street, next to the small shopping plaza that includes Trader Joe’s and Pet Supplies Plus on Lincoln Avenue.

Jonathan SPLITT Architects is the architect of record for the project. The permit was issued using the address of 1805 West Grace; no demolition permits have been issued yet for the site, but there is an empty one-story building that will need to be torn down before site prep gets underway. Moments Notice Services is named as the general contractor for the new build.

The development is projected to cost just under $24 million to build, with this construction permit accounting for about half of that total, at $12.2 million. Details for the residences include 31 parking spaces; 20 of them will be in a garage on the ground floor, and the other 11 will be outdoors under cover. There will be storage accomodations for 62 bikes, a roof deck atop the fifth floor, and inset balconies for most units.

1801 West Grace is located within a four-block walk of several public transportation options. To the south are the Addison Brown Line platform entrance and Route 152 bus stops at Addison Street and Lincoln Avenue. To the north, Route 80 buses run along Lawrence Avenue. For north-south travel, there are stops for the Route 9 bus to the east at Ashland Avenue, and Route 50 stops along Damen Avenue to the west.
