A permit has been issued by the City of Chicago to allow for the construction of a four-story with basement, 15-unit building at 3645 South Michigan Avenue in the Bronzeville neighborhood. Developer Urban Edge Group got the permit on February 26; they will also act as the general contractor. The application date shows December 17 of last year, with an estimated build cost of $3.577 million.

Hanna Architects is the architect of record for the new development. Features listed in the permit include a rooftop deck, decks and balconies on all levels at the front and rear of the building, and a detached five-car garage accessed from the alley at the back of the property. The building replaces a long-vacant lot; no demolition permit will be needed.

The new residences are surrounded by public transit options. Northwest of the property, the 35th-Bronzeville-IIT Green Line platform is about two blocks away, the Sox-35th Red Line platform is less than four blocks away at the Dan Ryan Expressway, and a three-block walk leads to the Lou Jones Metra station and its Rock Island trains. Bus service is available one block west via the Route 29 bus on State Street, and two blocks north along 35th Street are stops for Route 4, X4, 31, and 35 buses.

It’s great to see continued development happening in Bronzeville. There are so many vacant lots to fill in without having to lose any beautiful historic architecture.
So excited at which both Bronzeville and Woodlawn are filling in. These neighborhoods obviously have a positive future ahead
This is great to see! The developer should try to renovate the historic building to the north as well. Keep this infill coming in order to continue attracting retail options to the area.
That building, 3639 S Michigan, was sold in 2022. An application was filed in November 2023 to renovate the building, but that permit remains pending.
I hope it’s for more affordable housing & mix use alderman’s deceiving people all the time . Holding on vacant lots selling them to their own developers friends Cronies.
