Construction has begun at 1317 North Western Avenue, signifying Phase 2 of a two-part residential development coming to Wicker Park. General contractor R&M General Contractors, who are also part of the development team, received a permit to begin work on September 26 of last year after filing for permits on June 15, 2023.

The second phase is the mirror image of the first building at 1335 North Western, which was permitted for construction in May 2022, and completed in 2024. Like its predecessor, 1317 North Western will be a five-story building with 19 condominium units occupying the four upper floors. The ground level will contain a single retail unit and a 19-space parking garage accessed from the rear alley off Potomac Avenue. Jonathan Splitt Architects.

A former parking lot used for car sales, the space had been the staging area for the build next door before being cleaned out and prepped for the new construction. A site visit in mid-October showed no signs of imminent construction, but foundation work has since begun.

1317 North Western Avenue is located one block north of Roberto Clemente Community Academy, and four blocks east of Humboldt Park. Just over a block south is the busy intersection of Western Avenue and Division Street, with stops for CTA Route 49, X49, and 70 buses. The Damen Blue Line elevated platform to the northeast is about three-quarters of a mile on foot; the Division Blue Line is further away, about 1.2 miles, but the Route 70 bus can be used to connect.

I have low standards on development for a car-ridden stretch of city like this – I’m happy that we are getting good infill with a reasonable height here. I think the vacant lots along this area are slowly dropping off – soon we may be able to push for 6-7 story buildings (which this road needs) to make this feel like a better environment.
