Residential developments at 1235 North Ashland and 1257 North Ashland in Wicker Park both received their building permits from the City of Chicago late this week. Permission to build at 1235 came through on Thursday, February 6, and 1257 got the go-ahead on Friday, February 7. Both permits allow Noah Properties to get started on their building projects as demolitions near completion. Applications are dated October 14, 2024 for both.

Five structures are being demolished to clear space for the residences, and all five were part of the Mike’s Furniture megaplex on this block of Ashland. Neighbors 1235 and 1237 North Ashland were razed, as were 1257, 1259, and 1301 North Ashland. They were all permitted for removal in mid-January, with Buildmax not only doing the demo work, but also assigned to general contractor duties for the new builds.

Thursday’s permit for 1235 North Ashland allows for a five-story building with 16 rental units and four interior parking spaces. Just north at 1257, the new construction permit authorizes another five-story building, this one containing 24 units and 10 interior parking spaces. The permit for 1235 estimates construction costs at $4 million; the estimate for 1257 will be revealed Saturday morning on the Chicago Data Portal. Our last visit to the sites showed demolition was mostly complete at 1235 North Ashland, but just getting starting next door at 1237. Up the block, 1301 North Ashland demo was underway, with 1259 and 1257 waiting.
