A three-flat has been granted permission to begin construction at 957 North Winchester Avenue in the East Village neighborhood of West Town. Permitted by the City of Chicago on January 6, the new residences will replace an empty grass lot one door south of the intersection with Augusta Boulevard.

Real estate records show that property, listed as 955 North Winchester, sold in November 2024 for $580,000. Eirpol LLC is named in the construction permit as the developer, and they’ll also be handling general contractor duties.
Michael Cox & Associates is the architect of record. They’ve designed three residences in a three-story building with a basement. There will be a rooftop deck with pergolas and a stair enclosure, plus a detached garage with three parking stalls accessed from the alley off Augusta. There is no mention of a roof deck atop the garage.

Residents of 957 North Winchester Avenue will live within one block’s walk of CTA bus service via Route 50 at Damen Avenue. For east-west travel, a two-block walk south leads to Route 66 Chicago bus stops, and two blocks to the north is the Route 70 Division bus. That bus can be used to connect to the Division Blue Line subway station, which is about three-quarters of a mile from home.
