A new construction permit was issued January 15 by the City of Chicago to build a multi-unit residence at 2341 West Belden Avenue in the Bucktown neighborhood. The new plans, designed by Michael Cox & Associates, call for two units which may indicate this will be a duplex-up and duplex-down condo development.
Features include rear decks, but the permit states specifically that there is to be no deck above the third floor. A detached two-car garage accessed from the alley will, however, include a rooftop deck. Construction costs are estimated at $620,000. IW Capital LLC is the developer and general contractor.
Real estate records show the home being replaced was built in the late 1880s and sold in December 2024 for $650,000. As yet, no demolition permit has been issued to knock it down.
2341 West Belden Avenue is located less than a block from the CTA’s Route 49 bus at Western Avenue. Two blocks north, at the intersection of Western and Fullerton Avenues, are stops for Routes 74, 49, and X49. The Western Avenue bus can be used to connect with the Western Blue Line elevated platform, located about half a mile south.
