A new residential development at 1701 West Grand Avenue has begun construction in West Town. Located on the southwest corner of the intersection with Paulina Street, the project replaces vacant land most recently utilized as a used-car lot. It received a building permit from the City of Chicago on November 21, assigned to the address of 466 North Paulina Street.
Panoptic Group was named as the general contractor in the permit. They’re erecting a four-story, nine-unit structure here with common and private rooftop decks, plus inset balconies for each residence. The ground floor will contain 1,650 square feet of retail space and two parking garages. Separate entrances/exits will be located off Paulina Street, with one garage holding five spaces, and the other with four.
The development joins a busy stretch of Grand Avenue, with additional projects underway at Aberdeen Crossing (1100 West Grand) at 455 North Aberdeen. One block west of here, 1801 West Grand opened to residents in June. Just across the street on the north side of Grand, four four-story, six-unit buildings in the 500 block of North Hermitage known as the Hermitage Collection opened in the early 2020s on the former site of MidAmerican Printing Systems, and a five-unit building at 504 North Hermitage opened in 2021.
Residents of 1701 West Grand will find stops for the CTA’s Route 65 bus right outside their door. For north-south travel, the Route 9 and X9 buses stop two blocks east on Ashland Avenue. Those two routes can be used to connect with the Ashland Green/Pink Line elevated platform about half a mile south, at Ashland and Lake Street.
