Almost a year after the City of Chicago issued its new construction permit, work is underway for a three-unit residential building at 2323 North Lister Avenue in Bucktown. No floor count is mentioned on the permit for the new structure, which replaces a two-story single family residence that received a demolition permit on July 1 of this year. Real estate records show that home, built in 1888, sold in January of 2021 for $650,000. All Concrete Contractors handled its teardown.
The permit lists MC Construction Group as the general contractor for the new building, with Fenton Booth named as the owner of the property and Michael Ryan as the architect of record. More than one roof deck is specified for the residences, which could indicate balconies or terraces will be included, while a roof deck atop a detached three-car garage at the rear of the property will be added.
Upon completion, the homes will be within a two-block walk of bus service for Routes 50 and 74. While there are no L platforms within easy walking distance, both of those buses can be used to connect to L trains at either the Damen Blue Line to the south, or the Fullerton Red/Brown/Purple Line to the east. The Clybourn Metra station and its UP-N and UP-NW trains are accessible about three-quarters of a mile southeast at Ashland and Armitage.
