Four-story condominium building rises on former Toast site in Bucktown

At 2044 North Damen Avenue in Bucktown, a four-story, two-unit new-construction building is going up on the site formerly home to Toast brunch cafe for nearly 25 years. Toast occupied the modest 1891-built brick building until closing in 2020, a victim of the COVID-19 pandemic.

A permit to demolish the old building, addressed as 2046 North Damen, was issued by the City of Chicago on November 6, 2023. All Concrete Chicago was named as the demolition contractor on the permit.

That cleared the way for two new condos to be built in its place, with the city issuing a permit for them on November 28. Designed by Hanna Architects, the building is slated to include retail on the ground level, along with a two-car garage. The second-floor residential unit will have access to a deck atop the garage roof. Steel porches at the rear of the third and fourth floors will be connected by a metal stairway, with another roof deck atop the building. VAM Development is listed as the general contractor, with the entity of 2046 N Damen LLC shown as the developer.

Upon completion, residents of 2044 North Damen Avenue will be within one block of stops for the Route 50 CTA bus; a 3/4-mile ride south will connect them with the Damen Blue Line platform. For east-west travel, the 73 bus is less than two blocks to the south, and can be used to connect with the Clybourn Metra station (UP-N and UP-NW trains) just under a mile to the east.
