Construction is progressing on a four-story condominium development at 642 West Webster Avenue in Lincoln Park. The permit issued by the City of Chicago on September 29 of last year calls for three condo units in the building, which sits directly across the street from Oz Park.

Simple Home Builders is the general contractor and architect of record for the new homes. They’ve designed a modern-looking building with a basement, and four residential floors with large windows overlooking the park. Renderings show a rooftop deck, while the permit indicates a detached three-car garage will also be topped by a roof deck. Listings indicate the three units will be one duplex-down, one simplex unit, and one duplex-up. Grace Lee is named as the developer.

A demolition permit was issued September 13 of last year to tear down the previous property, addressed as 640 West Webster, a brick single-family home built in the 1890s. Real estate listings show it sold in 2022 for $1.65 million. Carlos Group was listed on the demo permit as the demolition contractor.

Residents of 642 West Webster will find CTA bus service via Routes 37 and 74 within a block’s walk. A little farther, the 8 bus stops three blocks west at Webster and Halsted. The Fullerton Red/Brown/ Purple Line and Armitage Brown/Purple Line platforms are each a little more than half a mile away.
