Construction has topped out on the shell of a three-story, six-unit condominium building at 4337 N Richmond Street in Irving Park. This residential project sits on a large multi-lot space created by a fire in February 2022 that destroyed multiple buildings, including the home of Twisted Hippo Brewing and Ultimate Ninjas gym.

Vivi Development is the developer and general contractor for 4337 N Richmond Street, as well as the project next door, 4343 N Richmond, that received its New Construction permit on May 17. Like 4337, it will also contain six condos in a three-story building. Compass Architecture is the architect behind both projects.

The City of Chicago issued a New Construction permit for 4337 N Richmond on December 22 of last year. That permit calls for metal decks for the top two floors, another deck on the rooftop, and porches at the rear of the two first-floor units. A pair of detached garage will have spaces for six cars.

Residents of 4337 N Richmond, located on the boundary of Irving Park (south of Montrose) and Albany Park (north of Montrose) will have less than a block to get on the CTA’s 78 Montrose bus. A three-block walk to the north leads to the CTA Francisco L platform, serving the Brown Line trains. Less than three blocks to the east is Horner Park and its multitude of leisure activities.
