The City of Chicago has issued a permit for the construction of a new mixed-income multifamily residential building located at 1118 North Cleveland Avenue in Near North Side. The permit, which was applied for on October 28, 2022, was issued on May 23, 2024.

The project plans to deliver a three-story walk-up building boasting nine units and three attached two-story townhome units. In addition, the property will include nine parking spaces in a shared parking lot.

The total fee for the permit is $13,758.35, with $995.00 paid so far and $12,763.35 remaining unpaid.  The owner of the property is listed as Parkside Phase III LP, and the architect is Ramona Westbrook.

When complete, 1118 North Cleveland Avenue will be located a short walk from bus service for Route 70. Beyond that, it will be a 12-minute walk from the Clark/Division CTA Station, which services the Red Line.

  1. A year and a half review for 12 units?! This part of the City is moving slow as Christmas!

    • The 1.5 yrs is the time between application submittal and issuance, but there’s zero chance that was the review time. It’s possible, if not likely, the application spent the majority of that period in the applicant’s hands for revisions/corrections between (re)submittal(s). Note, for example, the environmental review was approved 9/5/23 and civil engineering/stormwater review was approved 12/11/23, suggesting that plans were (re)submitted and approved in stages.

      No doubt various City processes are dreadfully inefficient, of course. Our development review procedures don’t penalize applicants for countless resubmittals so there is often too little effort made to ensure compliance before resubmittal, which needlessly adds review cycles and bogs down the project review queue too.
