Facade Nearly Complete at 4715 N Western Avenue in Lincoln Square

Window installation is nearing completion at 4715 N Western Avenue, a six-story residential development in Lincoln Square. The project, which replaces a surface parking across Leland Avenue from the CTA Western Brown Line elevated platform, will feature 63 affordable rental units and 5,500 square feet of ground-floor retail space. It is being developed by The Community Builders.

The City of Chicago issued a permit for the entire building on July 13, 2023. Leopardo Construction, with an assist from KMW Communities, is the general contractor. In addition to the full building permit, a hoist permit was issued February 7 of this year.

DesignBridge designed the building to have the residences atop a 31-space parking deck on the second level, with the garage entrance and retail space occupying the ground floor. The first move-ins are anticipated in the Fall 2024.

Residents of 4715 N Western Avenue will need only to cross the street to access the aforementioned CTA Brown Line train at the Western platform. Available just outside the doors of the L station are bus stops for the 11 Lincoln, 49 Western and Western Express, 49B North Western, and 81 Lawrence bus lines.

  1. Super impressed by how fast this is taking shape. A necessary intervention to support the shops on Lincoln, and with the added bonus of being TOD so it shouldn’t add traffic to Western

    • Indeed, it’s going very quickly.

      Even though 31 parking spaces isn’t all that many, it’s still a 0.5 parking ratio which I don’t think of as TOD. 0.25 should be the max for most of these places especially being this close to a major public transit transfer station. But this is certainly better than 1.0 or worse, 2.0 ratios!

      • Are all 31 for residents or are most of them public? I think part of the compromise for this development replacing a public parking lot was that it had to incorporate some public parking into the design. I could be wrong though.

      If you mean the one next to Lincoln Square Athletic Club, I do not know of any redevelopment plans…Daniel

      • It’s getting overhauled this summer to be more of a “market space” with permeable pavers, greenery, etc. It will still serve a parking lot when there are no events being held.

    Fantastic project. Complements the large buildings it is across from, provides a shot of affordable housing to the neighborhood, easy transit access for the residents. Go Lincoln Square
