Work on the exterior of a new condominium project at 4441 North Ashland in Uptown is close to being finished. Uptown neighbors rejoiced when 4441 North Ashland received a full-build permit back on August 28 of last year. It was one of two adjoining lots in the 4400 block had sat vacant and ugly for far too long. The new permit meant the demise of one of those barren eyesores.
Permitted that August day by the City of Chicago was a four-story, 6-unit condominium building with enclosed front balconies and a rooftop deck. A detached garage will also have a deck on its roof. The number of parking spaces within the garage is not stated.
The permit lists Eduard Livanu as the architect of record, with Cornel Contac as the developer. Concorp Remodeling of Morton Grove, IL is the general contractor. No completion date is available, but progress has moved steadily along since the permit was issued. Expect condos to be ready for occupation before 2024 is over.
Residents of 4441 North Ashland will be able to walk one block south to the 78 Montrose bus. The 22 Clark bus stops two blocks west at Clark and Sunnyside. (The 78 bus stops here as well, using Wilson Avenue to connect to the CTA Red/Purple Line Wilson platform.) Unfortunately, the 9 Ashland and X9 Ashland Express buses peel off Ashland Avenue at Irving Park Road, which is nearly half a mile south. For now, the 81 Lawrence bus stops at Clark and Wilson, two blocks northeast. The CTA Brown Line Montrose platform is about a 10-minute walk west on Montrose.
