Plan Commission Approves 3955 N Kilpatrick Avenue In Old Irving Park

The Chicago Plan Commission has approved the mixed-use development at 3955 N Kilpatrick Avenue in Old Irving Park. Located near the six-corner intersection with W Irving Park Road and N Milwaukee Avenue, we covered updates to the design earlier this year as it submitted its plan application. The project is being led by developer GW Properties.

The massive vacant site will be split into two main areas of use, both designed by local firm Pappageorge Haymes. To the north will be four one-story divisible commercial buildings ranging from 7,202 to 8,555 square feet in size, these will have access to small plazas in between them and extended sidewalks for outdoor seating and better pedestrian flow. As they border the site’s perimeter, there will be a 125-vehicle parking space parking lot in the rear.

To the south will be the five-story and 62-foot=tall residential structure. This will be anchored by a large one-story podium with perimeter duplexes and multiple amenity spaces; these will surround a 205-vehicle parking garage in the center. The podium will be capped with an outdoor deck for the 346 residential units in total made up of studios, one-, one plus den, and two-bedroom layouts.

Of those 52 will be considered affordable, since that is five percent below the required, the developer will pay a fee in lieu of the rest. Overall the project is also providing over 100 parking spaces more than required. The $110 million project will now require further approval from the city. Once work commences, the developer expects the retail portion to take 12 months to complete with the residential taking 24 months.

  2. I know people are mad about there being so much parking but I think they balanced it out tastefully. I like the final design with the shops facing the street instead of the initial design with parking everywhere.
