Construction Continues At 4715 N Western Avenue In Lincoln Square

Construction continues on the mixed-use redevelopment of 4715 N Western Avenue in Lincoln Square. Sitting across the street from the CTA Brown Line Western stop in the heart of the neighborhood, the project replaced a long-term surface parking lot. Developer The Community Builders is behind the project with local firm DesignBridge on its design.

Rising six stories and 76 feet in height, the project saw a handful of design changes before it was approved for construction, having broken ground last year. Initially the central cores went up first with the floors following suit, being able to rise without the need of a tower crane. The building also sits just to the south of the recently redeveloped 4735 N Western Avenue.

The building’s form features an inset corner facing the train station, creating a small placemaking plaza for commuters that is connected to 5,500 square feet of commercial space. The ground floor will be rounded out by a small residential lobby as well. Above will be a 31-vehicle parking garage accessible to both the public and future residents accessed from Western.

The remaining floors above will hold 63 affordable residential units made up of studios averaging 450 square feet, one bedroom averaging 600 square feet, and two-bedroom averaging 1,050 square feet. Residents will have access to various amenities including a small rooftop deck facing south.

With the structure fully completed, facade work is now starting across the whole building which will be clad mostly in a light brown brick with white metal panel accents. Construction has been executed by Leopardo Companies who has served as the general contractor. While a formal completion date has not been revealed, we can expect move-ins to begin by the end of the year.

  1. What an eyesore for that corner. Glad city taxpayers got fleeced by the city selling that lot for $1

    • As a city taxpayer, I think I can live with the annual increase in property taxes (up from $0 now) for tjat parcel. As for you being “glad” I was “fleeced”: well, you know what you can do.
