Exterior Wraps Up for 1043 N Rush Street in Near North Side

Facade work has been completed on a two-story commercial development located at 1043 N Rush Street in the Near North Side. This 20,709-square-foot retail project, designed by GREC Architects and developed by L3 Capital, features an exterior of tan brick with dark metal accents and arched bays at street level.

The upper floor of the building will be occupied by Carmine’s restaurant, which will have a street-facing entrance and a terrace set back from the building, providing views over the Rush & Division Streets area. The restaurant will also have direct street-level access from the ground floor.

The ground floor itself offers 80 feet of frontage and will accommodate three retail spaces, labeled as Units A, B, and C. These units range in size from 2,359 to 2,609 square feet. However, L3 Capital has suggested that a single tenant could potentially combine the units to create a larger space of up to 7,418 square feet. While it has been confirmed that the Swiss shoe company “On” will occupy a portion of the ground floor, the specific number of units they will utilize remains undisclosed.

The development is situated near several public transportation options, which include bus service for Routes 3, 10, 22, 26, 36, 66, 70, 125, and 151, as well as the Chicago station on the CTA Red Line, which is just a six-minute walk from the site. Pepper Construction has overseen the $4 million project as general contractor.

  1. Oakbrook Mall did it better. They wouldn’t build something this bad even in Naperville.

    The inability to match the height of the two neighbors to create one complete block is asinine. And there are means to achieve that grout style like in the renders, but that corner was cut and the entire face looks bland and terribly flat.

    To think this is near the premier shopping block of Chicago and this is the best they got… big oof.

    Hey Jack, render (I know they never match) shows more yellow brick with dark mortar and your pick is more all beige. Is that just how the pic came out or did they deviate from render?

  4. Wow even this tiny ass building couldn’t stick to an under ambitious rendering ? Chicago has gotten pretty pathetic lately. Miami is lapping us

  5. The only redeeming quality of this building is that it still allows for a great view of the gorgeous 20 E Cedar.

  7. I think obviously given the door set up there will only be one tenant occupying the ground floor. Sad imo bc I was hoping to see this development boost luxury retail on this block.
