Hotel at 1016 W Lake Street Receives Plan Commission Approval in Fulton Market

A new 15-story hotel at 1016 W Lake Street, Fulton Market, has been approved by the Plan Commission. Cogswell Realty and Erol Stapleton bought the site for $6.6 million, and are planning 143 hotel rooms, which is an increase from the originally planned count of 130. The ground level will house a lobby and a small commercial space, with the second and third levels designated for amenities. A 3,400 square-foot sky-lounge with an outdoor deck is planned for the top floor.

The 220-foot building, spanning 116,200 square feet, has been designed by M Moser Associates. The rectangular massing will be clad in a stone facade with a glass base, while other elements include solar paneling, extensive greenery along its window openings, bird-friendly glass, and a mural wall along its east side. The new construction aims to have a heavy emphasis on sustainability with targeted LEED certification, WELL certification, and ILFI Net-Zero Carbon.

Beyond the provided valet service for guests, the hotel will have no on-site parking. The property is within a one-minute walk of Morgan Station’s Pink and Green CTA Lines. The closest CTA bus services include Route 8, accessible via a seven-minute walk east, and Route 20, an eight-minute walk south.

For the project to proceed, the developers are requesting a zoning change from the C1-1 Neighborhood Commercial District and a C1-2 Neighborhood Commercial District to a DX-7 Downtown Mixed-Use District, and then to a Planned Development with 11.5 in FAR. The project still requires subsequent approval from the Committee on Zoning and City Council.

The construction is set to begin this coming summer, with the hotel anticipated to open in early 2026.

  1. This actually looks gorgeous and will fit the area really well! Not sure how the maintenance on the exterior plants is going to work but I’m sure they’ll figure it out

  2. Very cool that this got approved. Also, this building is so much better in design because it doesn’t include parking. Above ground parking really does make it so much more difficult to design a building this good looking, especially levels 1 – 5.

  3. Are they still planning to use bird-friendly glass on the window openings?
