The tower crane is being installed for 919 W Fulton, an 11-story mixed-use development in Fulton Market. Under development by Fulton St. Co and JDL, the building ranks number 19 in our year-end countdown of the tallest construction projects in Chicago, with a height of 172 feet. Offering 409,000 square feet of space, it is primarily designed to accommodate office space above ground-floor retail.

Harrison Street Real Estate Capital is set to occupy 112,000 square feet for its office space. Additionally, the Gibsons Restaurant Group is slated to lease 15,000 square feet for a ground-floor restaurant. The development also encompasses the neighboring six-story building at 910 W Lake Street, which will feature residential units above ground-level retail spaces.

The design by Morris Adjmi Architects and FitzGerald features a stepped terrace base extending up to six floors, with the upper five floors set back from the street line. Its exterior is characterized by dark brick, floor-to-ceiling windows, and metal slab covers.

Upon completion, the building will offer tenants ample outdoor space, a fitness center, options for exterior signage, and an underground parking garage with a capacity for 65 vehicles. The property is situated along various public transportation routes, including bus service for Routes 8, 65, and 20, as well as proximity to the Morgan station for the CTA’s Green and Pink Lines.

Skender, the project’s general contractor, aims to secure WELL and LEED Silver certifications for the new construction. With a recent financial infusion of $233 million, led by SNK Capital along with Bank of the Ozarks and Manulife Investment Management, the development is projected to be complete in 2025.

  1. Another fine addition to the Chicago architectural landscape by Adjmi: the brick detailing, massing, and scale is very appropriate to the neighborhood and as a precedent for good design.
    bravo.

  2. I really like this one a lot. It’s very refined and interesting but not overwrought. I know people are over the warehouse nouveau aesthetic but this particular example is very well done. Hopefully the execution is as good as the rendering.
