Initial details have been revealed for the potential redevelopment of the former People’s Gas site at 3000 S Pitney Court in Bridgeport. Located on the intersection with S Archer Avenue and bound by Bubbly Creek to the west, the large vacant site was recently sold to new owners. Those owners being The Chinese American Service League (CASL) according to Crain’s Business.

The large 5.2-acre site used to be a manufactured gas production plant and storage facility, originally operated by the Universal Gas Company starting in 1897. Once home to a three-million-cubic-foot gas holder and multiple oil tanks, the complex eventually closed in 2005. Since then with the assistance of the EPA an environmental clean up has been underway which was completed in 2021, when a St. Louis-based venture acquired it for $3.7 million.

Now the CASL has purchased the property for $8 million, with the plans to redevelop it into a mixed-use comprehensive community-care campus for the growing Asian American-Pacific Islander population. Programming will include affordable senior housing, adult day care for seniors, culinary training programs, community center, fitness center, outdoor garden, and more. At the moment it is unknown if it will be built in phases or what the design will look like.

While no further details are currently known, including the cost or potential construction timeline, the developer will need to file for zoning changes as the site is currently zoned for industrial uses. Based on similar projects we can expect the site to be rezoned as a planned development. Demand for the proposed uses is on the rise with an aging population, with similar facilities seen across the city including a similar adult daycare proposed at a former church in Bridgeport.
