A construction permit has been issued for a new mixed-use development at 3043 W Irving Park Road in the Irving Park neighborhood. The five-story building will house 24 residential units and feature retail space on the first floor, replacing an existing two-story brick structure and parking lot on the site. The project is being led by I.L. Properties, LLC.
The design for this project is by Hanna Architects. The building will include amenities such as a rooftop deck, stair enclosures, an elevator penthouse, and decks/balconies on the 2nd through 5th floors. It will also have a 15-car garage on the first floor, an exterior loading berth, and another rooftop deck over part of the garage.
As far as transit in the vicinity, bus access for Route 80 can be found at the intersection of Irving Park & Albany, as well as Route 152 within a 15-minute walk south.
Onle Builders Inc is the project’s general contractor. The construction is valued at $4,387,200. Currently, there is no announced completion date.
