An initial piling filing has been approved for a new Aldi Grocery Store development located at 3930 N Kilpatrick Avenue in Portage Park. The scope of this retail endeavor, filed under the owner Aldi Inc, consists of a 21,000-square-foot, single-story building, replacing the previously empty lot.

The design incorporates a rounded south entrance with white porcelain cladding and masonry. The exterior design will complement the adjacent Clarendale Six Corners, a recently opened senior living building just to the northwest. The two buildings are part of a collective four-acre masterplan by Ryan Companies known as Six Corners, which will also come with additional retail space within Clarendale as well as connecting plaza space.

Accessibility to the site will accommodate both vehicle and public transit options. For parking, there will be 70 new spaces, some of which will be accessible, on the west side of the parcel. For public transportation, shoppers will find bus service for Routes 54, 54A, 56, and 80 all within walking distance, along with CTA L Blue Line service via a 16-minute walk north to Montrose Avenue station.

The general contractor for the project is G.A. Johnson & Son, with a reported cost of $2,200,000 for the current drilling phase. A previous article by Block Club Chicago stated that the timeline originally indicated a completion towards the end of this year, though this is now expected to be later due to delays.

  1. Ok, love another grocery store at a prominent public corner, but why are we still building only single story uses? We had a better grasp of densities in the late 1800’s. This should easily be a 4 story minimum regardless of the tenant type down below.

    • Mixed use buildings have their own headaches. Adding additional density above only makes sense when the return is greater than the costs, both physical and administrative. My guess is that Aldi likes to own their buildings and doesn’t operate a management arm. Residences can be a headache to manage.

      • Possibly, but Aldi does seem to have a location on the ground floor of a mixed use building at Wells & Division in River North. I was under the impression that it would be the same here, so its kind of a bummer that it won’t.

    • The lot across the street just sold, maybe that’s the plan. 🤞
